Blue Crane was the lead developer for this mixed-use project that provides unique housing options and contributes to the ongoing revitalization of downtown Bentonville. The design for the 27-acre development was a response to the site’s natural topography and an effort to maintain existing drainage patterns and minimize impact. It also informed street configurations and building layouts to create a walkable community of several different housing types, carefully oriented for light, privacy, and views.

The core building, located along the main boulevard, includes a promenade and plaza that creates an active urban edge for the project with retail spaces and access to pedestrian and cycling trails that connect to the Crystal Bridges-Memorial Park recreational corridor. Crystal Flats consists of 472,687 SF with 487 units completed in phase 1 and 135 units added in phase 2 for a total count of 622 units.
